1. Comparative Market Analysis
To help you determine the best listing price, your Skyline Realty agent will conduct a confidential, in-depth analysis of your property as well as current real estate and market trends. Your real estate agent will:
- Research and analyze active, pending, and sold listings using the Multiple Listing Service (MLSPIN®),
- research and analyze data from LINKNET®,
- assess the cost of any improvements and remodeling,
- complete a detailed property valuation report.
2. Preparing the Property
Your agent will schedule a free consultation of your property. The agent will then provide you with:
- Explanation of the entire sales process and selling real estate,
- recommendations on preparing the property for sale,
- expert consultation on selling a home,
- effective marketing plans tailored to your property.
3. Listing the Property
To ease the complex process of organizing your listing, your agent will:
- Prepare all listing documents for your approval,
- prepare the forms and questionnaires for the Multiple Listing Service (MLS),
- review public records and property data,
- take interior and exterior measurements,
- organize the marketing and advertising campaign,
- take digital photos of the property,
- place a "For Sale" sign in front of your property,
- arrange showing schedule and instructions,
- schedule your first open house.
4. The Selling Campaign
In order to aggressively market your home, your agent will:
- Publish your property online,
- promote the listing through a network of brokers,
- advertise your property,
- provide weekly reports and results of all appointments,
- assess advertising campaign and responses,
- pre-qualify potential buyers,
- conduct open houses.
5. Receiving an Offer
As you receive offers from interested parties, your agent will:
- Prepare and present your offer,
- handle the escrow deposit and track contingency deadlines,
- remove all conditions set forth by the buyer,
- coordinate the bank appraisal and home inspection,
- handle communication between attorneys,
- confirm that all required legal documents are signed,

6. The Closing
Leading to the closing date, your agent will:

- obtain a 6-D certificate (condominium),
- schedule the final water reading,
- prepare the house for final sale,
- schedule cleaners and debris removal,
- review all documents for accuracy,
- make certain that all contingencies have been met,
- prepare an escrow account statement,
- arrange delivery of Seller's closing documentation and proceeds,
- handle key transfer and troubleshoot any post-closing complications.
